Dwarka's model provides a blueprint for creating thriving, sustainable communities in the heart of urban landscapes.

Dwarka, a sub-city in southwestern Delhi, is setting new benchmarks in sustainable urban development. As part of its smart city initiatives, Dwarka’s commitment to sustainability makes it a prime location for environmentally-conscious retail investments. We take a look at how Dwarka’s eco-friendly infrastructure and smart city initiatives create an ideal ecosystem for sustainable retail.

Dwarka’s infrastructure is meticulously planned to support sustainability. The sub-city features ample green spaces, including the 200-acre Bharat Vandana Park in Sector 20. This park, with its replicas of Indian monuments, sky bridges, and water canals, not only enhances the area’s beauty but also contributes significantly to its environmental health. Additionally, Dwarka’s wide roads, ample parking spaces, and dedicated cycle tracks reduce traffic congestion and encourage alternative transportation methods, supporting a sustainable lifestyle.

“With extensive green spaces and well-planned infrastructure, Dwarka exemplifies sustainable urban development ensured through its exceptional infrastructure. The newly inaugurated Dwarka Expressway has also provided a boost to the region’s connectivity. Proximity to the airport has further enhanced Dwarka’s appeal. Besides, the 200-acre Bharat Vandana Park, apart from enhancing the area’s aesthetic appeal, also contributes to environmental sustainability. Dwarka fosters a greener lifestyle, setting a benchmark for other urban areas,” says Manish Agarwal, General Secretary, CREDAI Haryana.

One of the cornerstones of Dwarka’s sustainability is its robust smart city initiatives. The Urban Extension Road-II (UER-II), spanning 75 kilometres, connects Dwarka seamlessly with other parts of Delhi and the National Capital Region (NCR). This infrastructural development reduces travel time and encourages the use of efficient transportation networks, significantly lowering carbon emissions. Furthermore, the excellent metro connectivity, with stations strategically placed, facilitates easy commuting and promotes sustainable travel practices. The newly inaugurated Dwarka Expressway and the upcoming Gurugram Metro spur line will further enhance connectivity.

Retail investments in Dwarka are increasingly focusing on sustainability. Real estate developers are constructing energy-efficient buildings that minimize energy consumption through green building materials, energy-efficient lighting, and advanced HVAC systems. The upcoming IT/ITES hubs in Sectors 23, 24, and 25, as well as the expansive India International Convention and Expo Centre (IICC) in Sector 25, are designed with sustainability in mind. These commercial spaces incorporate green building practices and are equipped with facilities that support eco-friendly business operations.

“Dwarka has swiftly emerged as a premier investment hub in Delhi NCR, driven by substantial property appreciation, rapid infrastructure development, and proactive government initiatives. Situated 26km from Connaught Place and in proximity to the Indira Gandhi International Airport, Dwarka offers strategic advantages for investors seeking prime real estate opportunities. Key infrastructure enhancements such as wide roads, dedicated cycle tracks, and notable projects like the 200-acre Bharat Vandana Park contribute to a sustainable and appealing urban environment. Recent milestones include India International Convention and Expo Centre (YASHOBHOOMI) and a state-of-the-art multi-sports arena in Sector 19B, developed under a PPP model with Omaxe and DDA. This will enhance community lifestyles and supporting sustainable growth. Various reports reveal that Residential prices in Dwarka have surged by 28% in Q1 of 2024 compared to 2019, driven by increasing investor interest and the area’s strategic location benefits. Looking ahead, Dwarka holds promising prospects for both residential and commercial real estate sectors, bolstered by planned infrastructure expansions, improved connectivity, and quality of life enhancements,” says Mohit Goel, MD, Omaxe Group.

“The presence of shopping centres, multi-speciality hospitals, and educational institutions makes Dwarka a self-sustaining hub, reducing the need for long commutes and thereby lowering carbon footprints. These projects focus on blending residential and commercial spaces designed for sustainability,” says Sachin Gawri, Founder and CEO, RISE Infraventures.

The allocation of Rs 7900 crore for Dwarka’s infrastructure highlights the government’s dedication to creating an eco-friendly urban environment. This includes the installation of new fountains, statues, footpaths, streetlights, and cycle tracks, all aimed at enhancing the area’s livability and eco-friendliness.

“Dwarka’s strategic planning, robust infrastructure, and unwavering commitment to sustainability make it an ideal destination for environmentally-conscious retail investments. As Dwarka continues to evolve, it sets a benchmark for sustainable living, attracting both domestic and international investors and adding immensely to its commercial potential,” says Ravinder Choudhary, Vice President of Vegas Mall.

Dwarka’s model provides a blueprint for creating thriving, sustainable communities in the heart of urban landscapes. As the sub-city continues to develop, it exemplifies how urban planning can harmonize growth with environmental consciousness, making it a prime location for sustainable retail and setting a standard for other cities to follow.
